Job Purpose

The Sales Contract Officer is responsible to preparing, reviewing, and managing real estate sales contracts, ensuring compliance with company policies and legal regulations. This role supports the sales team by facilitating smooth and legally binding transactions between buyers, sellers, and developers.

Job Summary

Position Title: Sales Contract Officer 

Reports To: Contract Manager 

Duty Station: Addis Ababa Head Office

Salary & Benefits: Negotiable, commensurate with qualifications and experience

Duties and Responsibilities

  • Draft, review, and process sales agreements (SPAs), reservation forms, addendums, and other related documents.

  • Ensure all contracts comply with company standards, regulations, and local real estate laws (e.g., Regulations set by Ministry of Urban and Infrastructure and relevant city or municipal housing authorities and City Administrations).

  • Verify buyer details, payment terms, and property specifications before contract issuance.

  • Work closely with sales agents, clients, and legal teams to expedite contract execution.

  • Manage post-sale documentation, including payment schedules, handover forms, and title deed processing.

  • Maintain an organized digital and physical filing system for all contracts.

  • Stay updated on real estate laws and regulatory changes affecting contracts.

  • Flag discrepancies or non-compliance issues in contract terms and suggest solutions.

  • Assist in resolving contract-related disputes or client queries.

  • Act as a liaison between sales, finance, legal, and external parties (brokers, notaries, government offices).

  • Provide clear explanations of contract terms to clients and internal teams.

  • Streamline contract workflows and implement digital solutions for efficiency (e.g., e-signatures, CRM integration).

  • Track contract statuses and generate reports on pending, completed, or overdue agreements.

  • Identify bottlenecks in the contract process and recommend improvements.

  • Prepare detailed Sales Report, Contract Termination Reports and Contract Amendment Reports (Weekly, Monthly…).

Job Requirements

Educational Qualifications

  • Bachelor’s degree in Law, Business Administration, Management, or related field.

Professional Experience

  • Minimum of 4 years of experience in contract administration, preferably in real estate sales or property development.

  • Professional certification (e.g., CCLA, PMP) is a plus.

Required Skills & Competencies

Core Professional Skills

  • Knowledge of real estate laws, RERA/DLD procedures, and standard contract clauses.

  • Strong attention to detail, organizational, and multitasking skills.

  • Proficiency in MS Office (Word, Excel), CRM systems, and contract management software.
